2 Bedroom House in Luggate
Relax with the whole family at our beautifully renovated cottage with ample room for everyone. Hopkins Cottage sleeps 5 people and is a cosy summer and winter getaway located in Luggate only 10 min drive to beautiful Wanaka.
We have recently added a fully functional drying room for all your wet apre-ski or snowboard gear. From Luggate, go via Riverside Drive directly to Cardrona ski resort to bypass Wanaka town centre.
The Luggate Hotel built 1867 and the general store is a short stroll away.
Enter the cottage via the front deck and sliding doors into the dining room and fully fitted kitchen & breakfast bar areas. There is a seperate lounge area with a log fireplace (for safety use fire guard with children around). There are 2 couches and a coffee table, TV with remote and radio and Bluetooth sound system and speakers with a remote control.
Please ensure remote controls are left back on the TV cabinet.
There are two main bedrooms both fully fitted with large double wardrobes and chest of drawers.
The 1st main bedroom has a large comfortable Queen bed. The 2nd bedroom is fitted with large king single bunk beds and a separate single bed. Rooms are spacious.
All mattresses are comfortable.
The bathroom includes a large shower, vanity and toilet and leads to the laundry / ski drying room area (which you can access via the back door as well). There is a washer/dryer available, which should be used for SMALL loads only. Do not wash bedding in it.
There is a drying rack for clothes.
There are decks to the rear door and front sliders with a futon sofa/bed on the front deck that you can use and sleep under the stars (if you would like to in warmer weather). It can be a bit tricky to open just tilt the front and then gently pull apart). Please be mindful of windows!
The cottage has been recently renovated to the highest levels of energy efficiency with the addition of renewable solar power and energy storage to provide maximum sustainability. Please use the log fire over the heat pump. Logs are located outside next to the garage. There is a sign on how to dispose of ash. Please read signage around the cottage on how to use fires, drying room, shower, sceptic tank

Guest access
The cottage and surrounding garden areas are available for the guests to use and enjoy exclusively. There is an outside picnic table under the fruit trees that you can use.
You can park next to the garage (which is not available for use, sorry). If you have multiple cars, you can also park off street in front of the main house and walk down the drive past the main house.
If you have wet and/or dirty gear, please go around to the back door and enter that way via the laundry / drying room area.
Other things to note
IMPORTANT AND MUST BE ADHERED TO, THANK YOU
We have a septic tank system. ONLY flush toilet paper and natural waste down the toilet. DO NOT flush any feminine products, paper or wipes at all as they will block the system. Please Use the sanitary bags and bin provided. Thank You.
WOOD FIREPLACE
There is a new fireplace that will keep the cottage really warm. Log basket, firelighters are provided. Extra firewood is located next to the garage. There is also a screen, if required. Please scoop ash in the bucket behind the fireplace and re-fill the log basket for the next guests.
Please always close the glass door - it will work better that way too and can be left to burn itself out when you go to bed. There is a lever which you can open (to the right) intially to get the fire going and then slowly move to the left once its going to control the termperature.
AIRCON / HEATING UNIT SYSTEM
The cottage is double glazed and extremely warm so you should be very cosy. There is an aircon/heat pump if required. If you set temperature to 20 degrees, that works well and will heat the cottage up nicely. Please use the heat pump at a minimum and please remember to turn it off when you leave the cottage.
WASHER / DRYER 2in1 COMBO
The washing machine and dryer combo works well for small loads. If you wish to wash and dry big loads there is a laundromat (Liquid Laundromat) at Three Parks retail area on the way to Wanaka, it’s not far at all. Please use the laundromat for big loads as the dryer is not meant for heavy or big loads.
Also, please DO NOT wash any bedding or linen in the washer dryer.
If, for some reason, you need new or replaced bedding during your stay, we have plenty! Please message me and I’ll let my tenant in the top house know and she will organise this with you. . DO NOT attempt to wash and dry it in the washer / dryer combo.
