Spend the morning wandering along the shoreline, head out for a ride on the nearby Motu Trails, or simply return to the cottage and enjoy a lazy afternoon on the deck. When you feel like exploring further, Ōpōtiki is only a short drive away, with cafés, restaurants, shops and local amenities.
Inside, the cottage is fresh, bright and welcoming. The open-plan kitchen, dining and lounge area opens onto a spacious deck, creating an easy flow between indoor and outdoor living. The well-equipped kitchen has everything you need for a relaxed breakfast or an evening meal at home, while the deck is the perfect spot to enjoy your first coffee of the day or a quiet drink as the afternoon fades.
The sunny bedroom has a comfortable Queen bed and ensuite bathroom, while the spacious lounge includes a Double bed for additional guests. Please note that guests using the lounge bed share the ensuite bathroom with the bedroom.

Renga Renga Retreat is a private, self-contained cottage set among the owner`s beautiful established gardens.
The owner has a separate dwelling on the property, while guests have their own cottage, outdoor space and garden areas to enjoy. The setting feels peaceful and private, giving you plenty of space to settle in and enjoy your time away.
There’s no need to rush here. Take your coffee onto the deck, listen to the birds in the garden, wander down to the beach, or spend the day exploring the coast and Motu Trails before returning to your own quiet corner of Tirohanga.
We’re available by phone or message throughout your stay if you need anything, while giving you the freedom to relax and enjoy your holiday uninterrupted.
RENTAL CONTRACT
The rental contract is between the guest and the owner of the property for which the holiday accommodation booking is made and is subject to the Terms and Conditions outlined herein.
The booking is confirmed through Airbnb once the reservation has been accepted and payment has been processed in accordance with Airbnb`s booking and payment procedures.
The guest acknowledges that Bush to Bay Holiday Stays acts as a booking agent for the property owner and not as principal.
Bush to Bay Holiday Stays reserves the right to refuse, decline, or terminate any booking where necessary, subject to Airbnb`s applicable policies.
Bush to Bay Holiday Stays properties must not be used for:
• Parties
• Weddings
• Functions
• Large gatherings
• Unauthorised events
unless prior written approval has been provided.
Guests stay at the property at their own risk. Bush to Bay Holiday Stays and the property owner accept no responsibility for injury, accident, loss, theft, or damage sustained during the stay, except where liability cannot lawfully be excluded.
The guest accepts responsibility for all occupants and visitors associated with the booking and agrees to indemnify and hold harmless Bush to Bay Holiday Stays and the property owner against any claims, loss, injury, damage, costs, or liability arising from the stay or use of the property.
Nothing in this agreement excludes rights available under New Zealand consumer law or any rights provided under Airbnb`s applicable policies.

PAYMENT TERMS
All payments for Airbnb reservations are processed through Airbnb in accordance with Airbnb`s payment terms and procedures.
The following applies to Airbnb bookings:
• The guest is responsible for making payment through Airbnb in accordance with the payment schedule displayed at the time of booking.
• All applicable booking charges, taxes, fees, and payment terms are displayed by Airbnb during the booking process.
• Bush to Bay Holiday Stays does not request or accept reservation payments outside of Airbnb unless expressly permitted by Airbnb`s policies.
• All rates are charged in New Zealand Dollars (NZD), unless otherwise stated by Airbnb.
Failure to make any required payment through Airbnb may result in cancellation of the booking in accordance with Airbnb`s applicable policies.

DAMAGE CLAIMS
Guests remain responsible for costs associated with damage or loss caused by themselves, members of their group, or their visitors, including but not limited to:
• Damage to the property or contents
• Missing or damaged items
• Excessive cleaning
• Smoking or odour remediation
• Unauthorised pets
• Excess rubbish removal
• Additional contractor callout fees caused by guest use
• Late checkout without approval
• Breaches of house rules or this agreement
Where reimbursement is required, Bush to Bay Holiday Stays may submit a reimbursement request through Airbnb`s Resolution Centre in accordance with Airbnb`s applicable policies.
Evidence may include photographs, invoices, contractor reports, receipts, and booking communications.
Airbnb may review reimbursement requests and determine whether a guest is responsible and whether the amount requested is reasonable.

CANCELLATION POLICY
If you need to cancel an Airbnb booking, please notify us as soon as possible and process the cancellation through Airbnb.
This property uses Airbnb`s Firm cancellation policy.
Under the applicable Airbnb cancellation policy:
• 30 days or more before check-in: 100% refund.
• 7–30 days before check-in: Guests who cancel during this period receive 50% back.
• Less than 7 days before check-in: The reservation is non-refundable, subject to any refund of applicable taxes or any other refund required under Airbnb`s policies.
• Cancellations within Airbnb`s applicable 24-hour cancellation period: Where applicable, guests may be entitled to a full refund in accordance with Airbnb`s cancellation policy.
Booking fees and third-party charges may be non-refundable where applicable.
Amendments to bookings are subject to availability and Airbnb`s booking procedures.
If a property becomes unavailable or uninhabitable due to circumstances beyond our control, Bush to Bay Holiday Stays may work with Airbnb to provide a refund or alternative accommodation where possible and in accordance with Airbnb`s applicable policies.

CHECK-IN / CHECK-OUT
Standard check-in is from 2:00 PM and check-out is by 10:00 AM.
Some properties may have a different check-in time (e.g. 3:00 PM). Where applicable, the correct check-in time will be clearly stated in the property listing and Airbnb booking confirmation and will override the standard time shown in this agreement.
Early check-in and late checkout are subject to availability and may incur additional fees if approved in advance and where permitted through Airbnb.
Keys or access details will only be provided once:
• Full payment has been processed through Airbnb
• Guest ID verification has been completed where required
• Required guest registration/check-in forms have been submitted
• This Rental Agreement has been signed where required

GUEST RESPONSIBILITIES
The guest named on the booking is responsible for the property for the duration of the stay and must take reasonable care of the property and its contents.
Guests agree to:
• Respect neighbours and surrounding properties
• Keep noise to a reasonable level at all times
• Observe any quiet hours specified for the property.
• Supervise children at all times
• Leave the property reasonably clean and tidy
• Return furniture and appliances to their original positions
• Secure the property when leaving
• Report any damage or maintenance issues promptly
• Remove ALL rubbish on departure
• Clean BBQs after use where applicable
Furniture must not be moved between rooms unless authorised.
Guests must not tamper with smoke alarms, security devices, or safety equipment.
Bush to Bay Holiday Stays reserves the right to report serious breaches to Airbnb and request appropriate action where complaints are received regarding excessive noise, disturbance, illegal activity, or breaches of these Terms and Conditions.
Additional cleaning charges may apply where excessive cleaning is required and may be requested through Airbnb`s Resolution Centre where permitted.

OCCUPANCY & VISITORS
The maximum occupancy stated on the booking must not be exceeded under any circumstances.
Unregistered guests are not permitted.
Unauthorised:
• Parties
• Gatherings
• Events
• Additional overnight guests
are strictly prohibited unless approved in writing.
Bush to Bay Holiday Stays reserves the right to report breaches to Airbnb and request appropriate action where occupancy limits or event restrictions are breached.
