This stunning getaway offers breathtaking views, perfect for families or groups. Comfortably sleeping 6 this 3-bedroom, 2-bathroom features a fully equipped kitchen and bathroom, ensuring a comfortable and seamless stay. Unwind and soak up the scenery!
Stay Comfortably
Bedrooms: 3
Two queen beds and two single beds. Featuring luxurious hotel standard linen. A cot/highchair can be provided for infants on request.
Designed to provide restful nights for families and groups of friends.
Bathrooms: 2
One bathroom upstairs & one bathroom with a shower downstairs . Equipped with towels, shampoo, conditioner, hand/body wash and toilet paper.
Kitchen and living area:
Open plan kitchen and lounge area leading out to a balcony. The lounge area has two comfortable sofas with a TV and heat pump to keep you toasty.
The kitchen is fully equipped to self cater throughout your stay. We provide basics to get you started; oil, salt, pepper, tea, coffee, sugar and cleaning supplies.
Parking:
Off street parking for one vehicle. Please note the drive way is on a steep slope. On street parking is available for unsuitable cars. Ability to park inside the garage for small vehicles.
Laundry:
A washing machine can be found next to the kitchen. Laundry powder, iron and ironing board are also supplied. No dryer available.
Ski & bike storage:
Plenty of storage in the garage area! This can be accessed internally.
Surroundings:
Amazing location!
5 minute drive to Queenstown airport and shops.
Under 10 minute drive to the Queenstown CBD
8 minute drive to Remarkables ski field access road
Public transport:
Ubers and taxis are readily available. A bus stop can be used to get out to the ski area/different surroundings. Please note its a steep walk back up from the bus stop.
Full access to the house and garage area.
I`ll be available via the app for anything needed.
Quiet residential neighbour hood.
Parking on street can be tricky, one space in the garage is available. The drive way is a steep slope however. Option to utilise the bus, 15 minute walk form the house. Please note the walk back is up a hill.
External steps from car park to front door. This may not be suitable for all. Living area, kitchen and bathroom 1 all on lower level. Three bedrooms & second bathroom on top level. Car parking is steep and may not be suitable for all vehicles. Alternative street parking available.

IMPORTANT NOTICE
This home is a short-term rental property operating in a quiet residential area with local council consent. Compliance with these House Rules ensures the home remains compliant with council conditions and provides an enjoyable experience for all guests.

CHECK-IN AND CHECK-OUT
Check-In: After 3pm
Check-Out: Before 10am
Multiple parties rely on these times for cleaning and maintenance. Contact the host if you require different times and we will do our best to accommodate you.
Checkout requests:
- No cleaning is expected; our cleaning team takes care of it
- Leave rubbish and recycling in the bins or bags provided; no off-site disposal is required
- Leave used dishes in the sink or dishwasher; no washing, running or putting away is required
- Turn off lights and electrical items used (do not switch off utilities like WiFi/modems)
- Turn off heated towel rails and gas fire (if applicable)
- Secure all windows and doors
- Return access keys and garage remote to the kitchen bench
Please check out by the agreed time. We do not impose penalties for missed checkout requests.
GUESTS AND VISITORS
- Maximum guests: 6
- Lead guest: Must be 25+ years old and present during the stay
- Overnight occupancy must match the guest count on your Airbnb reservation; request changes through Airbnb
- Only the booked party may stay overnight; discuss daytime visitors with the host through Airbnb
- Parties: NOT allowed under any circumstances
- We rely on Airbnb identity verification; no separate ID upload or registration is required
The lead guest is responsible for sharing these rules with the booked party. Contact us through Airbnb about any changes.
QUIET HOURS AND NOISE POLICY
- Outdoor spaces: Not permitted between 10pm and 7am (council requirement)
- Noise levels: Keep to minimum, especially 10pm to 7am
- Please report noise concerns through Airbnb; we do not impose host fines
- Noise issues from other properties: Contact QLDC Noise Control during quiet hours
SMOKING, VAPING AND SUBSTANCES
Strictly prohibited inside or directly outside the property.
- Please respect the no-smoking rule
- Dispose of cigarette butts safely in an appropriate bin
PETS
Pets are not permitted unless stated in the listing. Contact us through Airbnb about any concerns; applicable platform policies and legal rights apply.
SECURITY AND MONITORING
- House alarm: Installed but not operational during guest stays
LIABILITY AND RESPONSIBILITY
Guest Responsibility:
- Secure your accommodation and valuables
- Ensure safety of all party members, especially children
- Lock all doors and windows when leaving
Host Liability:
- Nothing in these rules limits your rights under applicable consumer law
- Please use the premises and facilities safely and report hazards to us
- Disruptions and cancellations are handled under Airbnb policy and applicable law
AMENITIES AND HOUSE ITEMS
General Items:
- Consumable items provided free on fair use basis (cooking supplies, tea, coffee, laundry powder, soaps, etc.)
- All unused items remain property of the home
- Use appliances and furniture only for intended purposes
Parking:
- 1 garage remote provided
- Use only designated parking spaces provided
WASTE MANAGEMENT
- Rubbish: Red bins collected Wednesdays
- Recycling: Blue (glass) and yellow (mixed) bins collected Wednesdays (alternating weeks)
- Housekeeping handles moving bins to the kerb for collection
- Housekeeping returns bins after collection
- Verification: Check QLDC Rubbish Collection schedule online
No littering, including leaving food outside. Please tell us through Airbnb if the bins are full.
DAMAGES AND PROPERTY CARE
- Respect the property as if it were your own
- Do not remove any items from the property (including linens and furnishings)
- Report damage immediately to the host
- All items inspected before arrival and after departure
- Damage concerns will be handled through Airbnb under its policies and applicable law
- Please report missing items through Airbnb
SPECIAL RESTRICTIONS

Prohibited Items:
- No confetti, glitter, or excessive decorations
CHILD SAFETY
- Children must be supervised at all times
- Multiple hazards present throughout property

FEES AND CHARGES
All fees are in New Zealand Dollars including 15% GST.
- Please report lost keys or remotes through Airbnb; any claim must follow Airbnb policy
- We do not impose fixed smoking fines
- We do not impose fixed noise fines
- Any eligible damage claim is handled through Airbnb with supporting evidence; no checkout-chore penalties apply
ENFORCEMENT
We reserve the right to:
- Contact Airbnb about serious rule violations and appropriate next steps
- Involve police for illegal activities
- Rely on Airbnb verification without collecting separate identity documents
Serious rule violations are referred to Airbnb:
- Any reimbursement request follows Airbnb policy and requires supporting evidence
- Airbnb can advise on any change to the reservation
- Refunds follow Airbnb policy and applicable law
